The EstateGuru Senior Secured Credit Fund offers institutional investors the opportunity to invest in a diversified portfolio of senior secured property-backed SME loans across several European countries.

The Fund is set up to deliver a reliable, high-yield income with diversification through geographic, loan-type, borrower profile and real estate differentiators.

All loans are secured against externally valued European real estate, with an average Loan-to-Value of 59.78%. This model, coupled with a conservative approach to risk and expert recovery teams offers significant downside protection to investors.

  • Target yield: 8-10% gross with semi-annual cash distributions
  • Loan types: Short term business, bridging- and development loans
  • Fund structure: Luxembourg SICAV-RAIF
  • Jurisdictions: European Union with an accent on Germany, Nordics and Baltics
